• Electrical work is notifiable. Bathrooms are split into zones and fittings need the right IP rating. This falls under Part P — ask for the certificate, because your solicitor will want it when you sell.
• Ask what waterproofing system is being used. Tiles and grout are not waterproof. There should be a tanking membrane or board behind the shower, and across the whole floor in a wet room.
• Get the exclusions in writing. The usual ones are replastering after strip-out, decoration, moving a radiator and making good the flooring outside the bathroom.
• Check ventilation is included. Mechanical extraction is a Building Regulations requirement and an underpowered or badly ducted fan causes most mould problems in new bathrooms.
• Hold back around 10%. Strip-out is when old leaks, soft floorboards and dated wiring appear.
• Verify the credentials. Gas Safe registration for anything touching a boiler, and a G3 qualification for an unvented cylinder. Both take a minute to check.
