Priced by area, a supply-and-fit re-roof works out at roughly £120 – £275 per m² once tiles, labour, access and waste are included. London and the South East run 20–35% higher.
When you compare per-square-metre prices, check whether the figure is materials only or the finished job. That one distinction accounts for most of the confusion around roofing quotes — the gap is usually scaffolding, labour, waste removal and VAT.

Before You Book a Roofer
- Be wary of anyone who knocks on your door. "We were working next door and noticed your tiles have slipped" is a very old script. Legitimate roofers are booked up, not driving around looking for work.
- Ask whether scaffolding is included. It can be a third of a roofline quote, and it explains most of the gap between two otherwise identical prices.
- Bundle roofline work while the scaffold is up. Doing fascias, soffits and gutters in one visit rather than three saves £400 – £800 in access costs.
- Check the specification, not just the price. A proper quote names the tile, the batten grade, the membrane and the ridge system. Badly spaced battens are a common cause of premature failure and you will never see them once the tiles are on.
- Get the roof looked at, not guessed at. A drone survey costs £150 – £350 and is the cheapest protection against being sold a full re-roof when a repair would do.
- Check the guarantee is insurance-backed, so it survives the contractor going out of business. And never pay for the whole roof up front — stage payments are standard.
